Where do I begin with Short Sale Help?   Our mantra is education and knowledge is “King” with short sales.  As a home owner under water on your mortgage you want to feel confident the information you are getting is sound.   There is a ton of information on the internet.  This can be good but does not beat sitting down and talking to someone, a phone conversation, or if you are still a little shy, we can send you information via email or snail mail which does describe a short sale and what can be expected. This page is not detailed oriented but some links are provided for you to research.  It is more about what we do.


We do not press for you to put your home on the market, we want you educated and prepared for what the process entails.  You will make the decision if now is the right time to sell your home or 6 months from now.  We have often worked with clients for months before they make the critical decision to sell.


What do we talk about?  This is all about your situation and what solutions are best for you.  We provide you short sale information from California Real Estate Association, we talk through what your bank needs and we provide a professional presentation on what your home may worth in addition to a marketing plan to get the highest price in the shortest amount of time. We come prepared to talk in detail about short sales and the expectations. We also research your loan and know what your bank expects.  Every seller deserves the best and it does not matter if you are a conventional seller or someone who is underwater.  We treat the selling process of your home the same way.  You deserve that!


Communication is key to a successful short sale, not only with the seller but the banks, Title Company, and keeping the buyer engaged to wait for the short sale approval letter.  We let the buyer’s agent know right up front how long we think it will take.  This way expectation is laid out as to when they may close.


Jenny and I have worked with many banks. Wells Fargo, Chase, GMAC, IndyMac, Citi, Bank of America, PNC, Greentree, AHMSI, Aurora, LBPS, Nationstar to name a few, plus some obscure ones like Astoria Federal Bank. We have also closed over 150 over transactions but the past few years we have focused on a need we saw present in the market place.  Our often said phrase is not IF but WHEN the bank will give us an approval. Consequently we are proud to say we have closed over 50 short sales ourselves.  Our success rate is high because we will not give up.  We go to the mat for our clients so a transaction closes so they can go on with their life. Our short sale education includes the following certifications: SFR (Short Sale Foreclosure Resource), CDPE (Certified Distressed Property Expert), CHS (Certified Hafa Specialist), CSSN (Certified Short Sale Negotiator) and PSC (Preforeclosure Specialist Certification). Combined with our experience this additional education we have sought has enabled us to be more efficient with our processes.
